Fixed-rate loans provide peace-of-mind from knowing your rate is locked in for your entire 15- or 30-year term – your monthly payment won’t change. Adjustable-rate mortgages (ARM) have lower payments in the beginning so you can take care of other necessary expenses, like furniture for your new home.
The shorter the loan term, the less you will pay in interest over the long run, but the larger the monthly payment will be. Keep in mind that even with an Alliant 30-year Fixed-Rate Mortgage Loan, there are no penalties for paying ahead of your payment schedule, so choosing a 30-year loan but making larger-than-scheduled payments could be a good compromise option.
With an adjustable-rate mortgage (ARM), monthly payments can change after a specific amount of time, according to your loan structure. First time I've ever talked to a lender who wasn't really interested in talking with me about a mortgage. His answer was "go online and apply" even though I was just asking about rates and fees. Sounded like he wanted to get off the phone with me as soon as possible. Going somewhere else who wants my business.
I called Tom with Alliant out of the blue, as my ARM was coming up in the next 12 months. He made the process incredibly easy. All documents outside of closing were signed using docusign, which made our lives easier since my wife and I work in different states. It kept the process moving smoothly.
When we had questions, Tom was always immediately available to answer them. We couldn't have been more pleasantly suprised with the process, the incredible customer service, and the terms we received. I highly highly recommend Alliant.
My mortgage loan officer was helpful and answered all my questions, but overall , the process was painful.
My biggest issue was with my paperwork being passed along with no timeline and multiple communications from different sources.. Third party involvement and conflicting responses to questions. The rate was competitive, but I was two weeks into the process when I seriously considered dropping Alliant and starting a new application elsewhere.
In the end, I got my loan, but was not impressed.

We are first time home buyers and I was referred to Alliant Credit Union by a friend. I worked with Nick S. and he has been amazing through out the process. He used to promptly respond to every call and email. We had some hiccups with our closing date , Nick went above and beyond to help us get to the closing date, he even worked on his off days to make sure we would close it on time. He also used to explain everything in detail and advise on things we werent sure off.
I would undoubtedly go with Nick and Alliant in the future for our mortgage needs. Also compared the other banks Alliant has great interest rates and the process is pretty smooth.

Buying a home for the first time is a very stressful journey. But Nick from Alliant has been of great help in understanding our situation and helped us in closing the loan on time. He has been very patient and answered all our questions in detail. Alliant offers very competitive rates and Nick was very prompt in the whole process.

Alliant offered their mortgage at a competitive rate and much lower closing costs than any other source I looked at. This was my sixth purchase of a home and I had used Alliant's services several years ago. I must say that the underwriters did ask many questions that I believed were irrelevant to the process and my estate. Because of the asking of the same question repeatedly, after receiving my response, we missed the closing date. I will stipulate that federal regulation, with respect to Dodd-Frank, made this my toughest mortgage to secure at the most successful time of my life.

I've been working with Alliant Credit Union since 2008 - first for the refinance of my home mortgage (originated by Compass Mortgage) and then a number of student loans as we were trying to figure out how to pay for college for our 4 daughters. My experience with ACU has been nothing but positive over the years and the level of service has been outstanding.
The loan that we got in 2008 was a 5/1 ARM and beginning in around 2013 - I made a call to the mortgage department at Alliant to see about whether it would make sense to refinance. It was at that point that I first spoke to Rob Jones. And over the next few years I continued to speak to Rob about the wisdom of refinancing. Of course, the interest rate environment was either moving lower or staying steady and so the best course of action for us was to pay extra principal each month and improve our LTV.
In May of this year, I once again called Rob and we discussed the possibility of refinancing our existing mortgage and getting cash out to pay off some student loan debt that carried a very high interest rate (around 8 %) and some other debt and wrap it all into our new mortgage. Rob worked with us every step of the way and we were thrilled to have this loan close on Thursday, 12/8. Now, having worked in the mortgage industry for 4+ years, I understand that there is sometimes a tendency for people who work in processing and underwriting to look at things as either black or white and to not think outside the box. And I think we may have run into some of this at ACU - but, Rob advocated for us and figured out a way to make certain adjustments that satisfied the ratio requirements and get this loan approved. In essence, Rob took an active and personal interest in getting this loan done - because it made sense and it was going to put us in a much better financial position going forward. Rob Jones shepherded our loan to a successful conclusion. I owe Rob Jones a great debt of gratitude and I wanted you to know what a great asset he is to ACU. In fact, if I were to play a word association game - when I think of ACU I immediately think of Rob Jones !
